Asset Maintenance Officer

Drivers licence and blue card required, Previous experience in a trade would be an advantage, Full time position Monday to Friday.


Coast to Country (C2C) Housing Company is a Townsville-based, not-for-profit Community Housing organisation that provides social and affordable housing to disadvantaged people within the community.



 The Asset Maintenance Officer, working under the direction of the Assets Manager and Assets Co-ordinator, provides integral property management and maintenance for a portfolio of properties that spans the housing programs managed by Coast to Country in line with (C2C) policy, and relevant operational and funding guidelines. The Asset Maintenance Officer will ensure the effective management of housing stock for the portfolio of properties as directed.



  • Sound experience in property or asset management
  • Working knowledge or ability to gain a working knowledge of the statutory requirements of the sector including relevant Acts of Parliament and other guidelines and standards
  • Demonstrated commitment to customer services through effective interpersonal, compassionate and empathetic people skills with a mature and calm approach to managing customers in crisis or distress
  • Experience working previously in human services is highly regarded
  • Good written and oral communication skills and the ability to negotiate and build relationships with a range of people
  • Sound computing skills across the range of Microsoft products and the ability to quickly assimilate knowledge of new computing and other systems



  • Must hold a current Drivers licence
  • Must have a Blue Card issued by Commission for Children and Young People and Child Guardian or the ability to hold a Blue Card
  • Successful pass achieved on Pre-Employment validation and assessment including but not limited to Police Check, employment history and background check, qualifications and skills validation

Your primary duties will include:

  • Ensuring all property maintenance undertaken complies with regulatory requirements including Health and Safety guidelines and building standards, assisting with planned maintenance and Fire Safety Management Plans
  • Assist with monitoring the maintenance budget for all planned maintenance and where possible adhering to budget for critical and make safe repairs and maintenance
  • Issuing of work orders and management of all maintenance tasks for the portfolio as directed
  • Work cohesively with the Assets Co-ordinator including but not limited to, participating in implementation of asset management plan, completing condition audits, ensuring currency of all property leases
  • Actively participate in contractor management activities, including building and maintaining relationships, maintaining contractor records, and assisting with audits as directed.
  • Actively participate in headleasing activities, including sourcing of new headleased properties, exit and entry documentation, and handback of headleased properties.
  • Ensure the companys asset management policies and procedures are appropriate, and input into their review significantly, for the needs of the company and other stakeholders
  • Ensure all aspects of regulatory compliance in relation to asset management are achieved
  • Understand and apply contemporary housing management standards to the organisations portfolio including cyclical and responsive maintenance programs, health and safety compliance and risk minimisation, fire safety management plans, and ensure the broader C2C team are aware of legislative obligations in this regard
  • Review and maintain portfolio inspections on a regular scheduled basis and report in line with statutory requirements, program guidelines, legislation and C2C policy
  • Actively participate and assist with duties or tasks related to on-call operations
  • Maintain current knowledge of relevant legislation, funding and operational agreements for C2C services. Ensure compliance with those agreements and legislation through the training and development of all customer services staff in this area
  • Assist with telephone answering, reception and appointment booking services for the organisation. Maintain administrative records; undertake data entry and computing tasks
  • Maintenance of records, ensuring accurate and current data, and provision of reports, in accordance with statutory, program and organisational reporting requirements, including housing, tenant and service administration and ensure complete customer confidentiality
